History & Eco-credentials
We purchased the old agriculturally redundant barns in 2013 when they were sold by Cornwall Council. They had no planning permission and no one other than the cows had ever lived in them! We had lived in the area for many years and had been looking for exactly this kind of project.
So after many years of hard work, along came Bream Barn, Bream Loft and Little Bream.
We wanted to create environmentally friendly holiday properties, that would be in keeping with the beautiful natural surroundings.
Here are a few ways we have achieved this;
• Air Source Heat Pump
• Our own domestic sewage treatment plant
• We used much more insulation than regulations require
• Thermodynamic panels for hot water heating
• Infra-red panels for heating
• Wood burners to burn our own home grown fuel
• Solar panel array (coming soon)
• Rainwater harvesting to water the garden
• Recycling shed, we recycle all we can
• Decompostible coffee capsules
• We only use environmentally friendly cleaning products ~ better for us as well as the environment

The Location
Bream Barn is in a peaceful quiet area and is one of three barn conversions at the same location.
We live on site so available if guests need us, but each property has plenty of privacy and they don’t overlook one another.
Bream Barn can be found in a rural but coastal location near a dairy farm between Maenporth beach & Mawnan Smith, with amazing coastal walks in both directions on the South West Coast Path.
Hotel Meudon is very close, with its path through beautiful tropical gardens down to Bream Cove (which is a great swimming spot), amazing restaurant and cocktail bar.
Maenporth beach, the Helford River, restaurants, cafes, a pub and a shop are all within walking distance. Falmouth is an easy 10 minute drive.
The Property
Bream Barn is a cosy detached wooden barn converted from an old piggery in 2018. It is situated in a secluded part of the garden and has much privacy. It faces out over the garden and out to sea. It is not overlooked by any other property.
There is an open plan lounge/dining/kitchen which has 2 huge velux windows, French doors to the garden, a dining table, armchairs, a sofabed, woodburning stove and wall mounted TV.
The kitchen is fully equipped with everything you will need to cook properly, and has a Lavazza coffee machine with capsules included. There is a washing machine, drying rack, dishwasher, microwave, oven, toaster, kettle, iron and ironing board, and all utensils.
We provide all bed linen, towels, (but not beach towels), Tea-towels, laundry tablets, dishwasher tablets, hand soap, loo paper, and basic cleaning products. We also provide basics like oil, salt and pepper, tea bags, sugar, milk sachets and a few herbs and spices. The bedroom has a king size bed with Vi-spring mattress, hanging rail and chest of drawers.
We have a travel cot and a high chair you can use if you are bringing little people. There are also books available, buckets & spades, fishing nets and crab lines in the shed.
There is a woodburning stove and during the winter months we provide logs, kindling and fire lighters for the first night.
Guests of Bream Barn have exclusive use of a small gravelled seating area with table and chairs, but also are welcome to enjoy the 2 acre garden, including a seating area on the eastern boundary with the field that overlooks the sea and gets the last sun of the day! Bliss!
The Garden
Our garden is two acres and guests are very welcome to use it. We have two very friendly dogs called Lulu and Margot who may be in the garden. The dogs are calm and placid and keep themselves to themselves. There are also several peacocks and peahens that sometimes roam around our garden from the nearby farm. We have hens which are sometimes out in the garden. We are very close to a dairy farm but don’t panic, luckily rarely does it smell like we are!
Eco-credentials
The loft is heated with infrared panels and the water is heated by thermodynamic panels. We have our own sewage treatment plant and grow our own fuel for the woodburner.
We converted the barn from an old piggery in 2018 and so has modern insulation making it cool in the summer and warm in the winter. There is an MVHR (mechanical ventilation heat recovery system) which constantly cleans and refreshes the air in the barn.
We use ecofriendly cleaning products and detergents, and recycle what we can.
Dogs
We welcome dogs but we do have some rules. Dogs are not allowed on any furniture including on beds, or ever left alone in the loft unless crated. Guests are very welcome to exercise their dog in our two acre garden, clear up after their dog, and only on leads as we have hens!
